Maintenance
We understand that as either an owner or a management company it is very important to have your vertical transportation system working at all times. We also realize that your elevator(s) is a large capital investment. Shutdowns are not only untimely and expensive they are frustrating and lead to complaints. This is why Central Elevator Company prides itself with offering superior preventative maintenance programs. While you still might get tenant complaints, if you go with Central, they will not be complaining about the elevator.

With over 18 years experience in the vertical transportation industry, Central Elevator has developed a comprehensive series of maintenance programs to adhere to your elevators needs. Our goal in preventative maintenance is to:

  • Prolong equipment's life
  • Reduce the cost of major repairs
  • Improve equipments' safety and reliability
  • Minimize the inconvenience of equipment downtime
  • Saving of monetary resources

Types of maintenance contracts:

24-hours, 7-days a week Full Maintenance service contracts provides regular examinations every month, including callbacks for repair and adjustments. All equipment would be covered as listed with exceptions as listed under exclusions. Callbacks required because of misuse, vandalism, power failures, and so-called "acts of God" would be chargeable to the customer.

This type of contract works well for buildings that need to be fully functional 24 hours a day, everyday. Our mechanics are on call at all times in case the need for emergency service arises. While this contract is expensive, it allows for calls at all times at no extra charge (unless it falls under the exclusion of misuse, vandalism, etc.) The elevator(s) also receive one visit per month to perform preventative maintenance.

Full Maintenance service contracts provide regular examinations every month, including callbacks for repair and adjustments. All equipment would be covered as listed with exceptions as listed under exclusions. Callbacks are required because of misuse; vandalism, power failures, and so-called "acts of God" would be chargeable to the customer. If callbacks are required during overtime periods, the purchaser is charged for the overtime portion of the labor only.

The Full Maintenance contract provides one visit a month for preventative maintenance as well as covering the extra unexpected visits and parts for breakdowns and adjustments. What it does not cover is listed above; vandalism, misuse, power failures, "acts of God" such as natural disasters and so forth.

Monthly service contracts provide regular examinations once each month, including grease, oil and adjustments. All call backs for repairs or adjustments are chargeable to the purchaser. All replacement parts are chargeable, major repair work needed will be quoted for approval.

The elevator would receive one performance maintenance visit a month. Any extra trips or parts used would be chargeable to the customer.

BI-monthly/Quarterly/Semi yearly service contracts provide regular examination once every other month, quarter or twice a year, which includes grease, oil and adjustments. All call backs for repairs or adjustments are chargeable to the purchaser. All replacement parts are chargeable, major repair work needed will be quoted for approval.

Central is able to customize a contract that fits your needs and budget. This is where the bi, quarterly and semi yearly contracts come in. These include X amount of visits over X amount of time period (i.e. bi-monthly is once every other month). Any additional calls or parts used are chargeable to the customer.

Modernization
Elevators are a very important part of your building, however, like any other piece of machinery it will eventually wear out. Any elevator after 20 years, regardless if it is a residential or commercial will have carried numerous of people and traveled many vertical miles. To keep the elevator in good working order you will need to replace major components of the system.

Central Elevator has a well-qualified staff dedicated to customizing a modernization for each individual building's needs. Central has completed modernizations for all types of buildings with different needs. When on the job our service technicians take the time to make sure they do the job right, but also take in to consideration the tenants and try and make accommodations. Once a modernization job is completed you should see; increased reliability, increased safety, lower maintenance bills, and increased longevity of the elevator system. We utilize state of the art products from such companies like Motion Control Engineering (MCE), the industry leader in non-proprietary controls. With MCE equipment you will never be a life long slave to you elevator installation company because any qualified elevator contractor can maintain your non-proprietary elevators.

When we are given the opportunity to quote a modernization, we analyze the existing equipment and survey the entire elevator system. This way we can get a full picture of what may or may not need to be done. After our initial survey, we determine the best possible solution for the specific project; this includes solutions to existing problems, identifying potential future problems, new innovations available, etc. We strive to customize a modernization job to maximize the reliability and performance while minimizing the cost. Most of our modernization customers that are not familiar with us upon installation find we deliver; fast, quality, and dependable service by the time we are finished.

When to Modernize:

  • Increased frustration and complaining from the tenants: When the elevator is being noticed for all of the wrong reasons, such as frequently being shut down, being stuck, not running smoothly, etc it may be an indication that you will need to modernize. Having to deal with rides in an unpredictable, sometimes "scary" transport is never a pleasant experience
  • The equipment is over 10 years old: Elevators should run for a very long time, however, Central has seen systems that are modernized early; which increase the overall longevity of the unit.
  • Competing with modern buildings: When in competition for tenant's one part of the building that everyone will see is the elevator. While modern buildings will have more modern elevator equipment, your building can too (or the impression). We do a variety of modernizations from cosmetic to purely functional changeovers to combinations of both.
  • Volume of travel has changed: If you building is seeing an influx of use that it has not seen in previous years, it will be important to keep your eye on the elevator equipment. There is a chance that your elevator equipment, in its inception and design, was not designed for this type of volume. You cannot afford to have down elevator(s) when tenants are depending on it.
  • Increased safety concern: Safety is the number one concern. While chances that an elevator will severely injure someone are small, there is the possibility for small injuries with older equipment due to doors closing on people, uneven leveling, hard starts and, stops etc.

Power Unit
The power unit elements work together to give your elevator smooth starts/stops, and accurate leveling. It is the actual device that makes your elevator ascend and descend. You will find a valve, pump, motor, and hydraulic oil in or attached to the oil reservoir. The modernization of your power unit would include the installation of a new submersible pump unit complete with all new AW 32 hydraulic oil. The submersible pump will cut elevator noise dramatically as well as give you a brand new valve, pump and motor to improve your system abilities. The submersible power unit many times is a fraction of the size of your current power unit.

Controller
The controller is the brains of the elevator system. This is what controls and dispatches calls and any other function. If your controller is 20 years old it is time to think about modernizing your system. As your elevator ages, chances are you will start to experience leveling problems, a jerking ride and a slower unit. Our standard control is by Motion Control Engineering the industry leader in non-proprietary controls.

Full door protect unit
Full door protection units replace the old style 'bumper'. This addition to your elevator system will save your elevator's door operating unit from a lot of wear and tear that comes from banging and jarring of the door that occurs when you physically hold the door open with the bumper. The full door protection unit will be able to detect obstructions and allow the door to retract before hitting the object. This will increase the longevity of your door operator.

Door operation
Door operators take a incredible amount of wear and tear. Worn door operators are the cause of many unexpected shutdowns. The door operator can be replaced fairly rapidly without difficulty.
